Kevin Spivey here with the Spivey Realty Group (bottom left) Here to answer the most frequently asked question by sellers:
When you own a home and want to sell, how do you sell for the most money?
Aside from the prep-work, photography, marketing, open houses, and agent networks, you need people to walk in the door. A showing, as we say in the real estate world. To sell for the most money in the least amount of time, then, you need to have the maximum number of showings in the shortest period of time. SRG focuses on the prep-work, photography, marketing, open houses, and agent networks.
How do you prepare for showings? Things like cleaning, minimizing (removing 20-30% of items smaller than a mailbox), and landscaping. Keep the lights and heat on, turn on the fireplace, ceiling fan(s) on low. Create an incredible atmosphere so the buyer is impressed and feels at home when they walk in.
We at SRG have a process to sell in the simplest, most profitable way. That includes maximizing the number and quality of showings. In fact, in 2021 the number of showings our listings had was, on average, 6.2 before our sellers accepted an offer. Compare that with the county average of 3.6 and you can see why SRG sold homes faster (2x faster, actually) and for more money.
Our formula is simple:
excellent prep work => the best photography and marketing => the most showings and “buzz” => maximum number of offers => highest sale price in the least amount of time.
That’s why, for example, one of our recent listings soared from 215k to 251k. Or another jumped from 420k to 440k. Or yet another climbed from 250 to 265k.
Your home will do that too.
Have a great start to the New Year. Crush those goals and we’ll talk to you soon!
