How is your home going to stand out?

In a market with increasing inventory (up 44% county-wide compared to this time last year), how will your home stand out when you sell?

Yes, you need the best photography, the best agent and the best prep – landscaping, de-cluttering. What else? You should stage your house to stand apart from the competition.

Full disclosure: my wife runs the best staging company this side of the black hills – Check them out at Spivey home Co.

If your home is vacant or sparsely furnished, you should stage your home prior to photos. Make the home feel lived in, situated “right” so buyers can see what can go where. This works especially well for very small properties AND extra large rooms with “so many options” that can feel overwhelming to a buyer. Don’t make the buyer do all of the imagining. Staging takes the guess work out and lets the buyer focus on the good feeling they have walking through your home.

If you go the staging route, it’s not enough to put a table and a couch in, maybe staging one room. Stage the whole house! The buyer is going to look at every room, so why wouldn’t they all be staged!

We have in-house staging that will set you apart. Reach out to us to find out how staging can be integrated into your sale plans. You won’t regret it!
