Ok. You have your realtor and lender on board. Everyone's communicating well, we've got a pre-approval letter, and we're ready to find your home! You've also been seeing new homes as the hit the market with our listing alerts, so we're in the best position possible to beat the competition for your home.
The house hunt looks different depending on your situation. Sometimes you're out of town, so video showings are required. Other times, we find the ONE perfect home, go see it, and make an offer. More often than not, it will take more than one tour to find your perfect home, but don't worry, we will be with you every step of the way!
If we've done steps 1-2 (finding your Realtor & pre-approval), then in this step 3, we will identify 3-5 homes that meet your basic criteria. From there, we'll schedule viewings and go together to view the homes. Once you find the one, it's time to make an offer.
One of the biggest benefits of using an SRG realtor is their experience in negotiation and offer-making. We've all worked very hard to get to this point. That is, to be viewing the home you want with an approval letter and lender on board, primed to make an offer and secure your new home.
At this point, we will go over the ins and outs of making an offer. Things like the closing date, earnest money, inspection and financing contingencies, special requests, and -the biggest one - offer amount. We will gage your interest and desire to secure the home, as well as your wants and needs within the offer, being sure to craft an offer that fits your needs AND is most enticing to the seller so your offer wins!
